SOLUTION AFTER: Designers de-emphasize the low, dark ceilings by replacing the surface mounted drum fixtures with floating wood LED fixtures matching the millwork beams. Using a similar philosophy to the Gallery by hitting the displayed merchandise with a pop of illumination, the retail items become artwork in the space. The signature hole on the Golf Course is featured as a backdrop to the charge counter.

This is the most challenging space in the entire apartment, as it is the point where the tour ends. With the challenge of hiding plumbing pipes through the ceiling from the unit above and the need for a soffit, the idea was to create the illusion of ocean waves are so as not to lose the idea of proximity to Biscayne Bay. Nothing stops the waves from going from floor to ceiling (not even a shower curb or a sliding door). We designed a curb less shower and used innovative water-resistant wall paper to attain ocean texture and color.

When the doors are opened, we have everything needed to comfortably store, prep and cook. Fully equipped with appliances and ample storage this kitchen can function to cook any simple or complicated menu and also be concealed when not in use. There is also a designated space for a bar with a wine cooler that can be left open for entertaining. While open, the kitchen is adorned with the apartment accent blue/green color, and it has a neutral wood finish with doors closed. Organization played a big role during the design process; the owner had to learn how to organize a fully functional kitchen, and this was the key to make the design possible.

We added interest to this pathway by breaking down the circulation system which begins by giving proportion and interest to the entry way through the design of the wall paneling and lighting system. Path direction is emphasized by the reclaimed wood floor layout. The white curved walls and dome ceiling fixture that make up the vestibule articulate the transition between the entry way and the living space. At the end of the path guests are welcomed by the dining area which becomes the focal point of this circulation system.

Being the central space of the apartment we wanted the Living area to feel spacious and well connected to nature and the beautiful Biscayne Bay views. The white wall behind the sofa appears to be on top of greenery perforated by perfect lines of grass and linear lights.
